About time for more pic updates Frank! You know, your house has become "our house". Watching you rebuild from the ruins has increased my belief that the gulf coast has the heart to survive.

Did you get to sit out on the porch for Cruisin'? If so, you may have seen my parents pass by.. My dad's been restoring a '71 Oldsmobile Cutlass and finally got it ready for this year's Cruisin'.. It's a nice candy apple red..

How are things going now? Post some updated pics when ya get a chance!

Hello all.... after spending a week in Connecticut and another week in Los Angeles the past three weeks I have no progress to show on the outside of the house... that being said the roughed in plumbing has been inspected and passed and we are awaiting final inspection of the roughed in electrical... nothing new on the outside however...

BC I did watch cruising from the porch and it was so cool, the cars were spectacular this year...

I can take some pixs of water and sewer lines under my flooring and lots of wires in the attic but somehow it just doesn't look all that impressive...

HVAC should start next week hopefully.... outside efforts will resume soon

Update on the house progress.... after a week's delay fighting city inspectors over petty BS I'm back in hitting it hard again...

Electrical, HVAC and plumbing rough-in completed... I used 2% closed corebond dense cell foam for insulation... about 3 inches in the walls and 2.5 in the flooring... I'm going to add anther 3 inches in the ceiling after the sheet rock is hung, which will be completed today.. and they'll start floating and taping tomorrow.... kitchen cabinets will be delivered by the end of Nov.. so things are moving right along... will start painting walls also by the end of November.... I've spent the last several months beefing up my rafters with additional supports for extreme wind loads... I'm so tired of living in this FEMA trailer.... right now best guess would be a livable house by the middle of January... although I'm hoping its far enough along so we can celebrate our Christmas meal in it...

It sounds like things are progressing well after the petty BS stuff with the inspector.

You will have to share pics of the house with drywall.

Kristi I hope to take some pixs this weekend of the dry wall... plan is to have the dry wall finished by weeks end, and will start painting next weekend... we won't be living in the house by Christmas but we are planning to have our Christmas meal in the house.... regardless of what state it might be in.... we are going to celebrate c
Christmas in my house... no doubt..

Good question MGC, I had a friend of mine offer 225K, my neighbor and I want to buy the lot and then split it and I didn't want him to know I was low balling him..... hehe... needless to say he told my friend to pound sand...

A couple of interesting notes about the area... the city council and mayor said this week that they would not allow that little strip of land where I live on the beach to be rezoned for anything other than single family residency (great news)... there are only going to be two or three such areas on the beach in Biloxi... so you don't have to worry about a condo buying you out if you build a house, and that will limit the actual number of HOMES on the beach, which when there is less, then it cost MORE... secondly its a heritage neighborhood, which helps control what is built around the area.. and its in one of the best locations in Biloxi... between the mall and coliseum... in addition, the city is not going to allow any Casinos on that end of town west of Beauvoir..

bottom line... He told me on the phone Monday he wanted 475K... I would speculate that he will hold on to the land indefinitely as the seller is the grandson of the owner and is in no hurry to sell, doesn't need the money... my best guess is that he MIGHT let it go for 425K.... too steep for this guy...

Are you kidding? That really isn't that bad for those lots. That is like the filet mingon of property. Maybe its because property values are higher here, I dunno? Lake lots go for the same or more around here. I hope you get some great neighbors Frank.

I would love to see some updated photos of the house. 8-)

Will try and get some pixs tomorrow... busting my buns big time this weekend... rock hung, knock down ceiling and orange peel walls... started piming the rock today... got about 40% completed.... hope to finish all the priming tomorrow... ordered solid red oak flooring (natural finish) to be installed on Dec 18 (if I have power) for all the rooms except the 3 bathrooms and utility room, which will get ceramic tile... kitchen cabinets are in, will schedule Monday to get them installed... final foam will be sprayed in above ceiling on Monday... things are getting hectic.... hope to be finished with all the painting by next weekend... also got a contractor to install metal facia and vinyl bead board siding for soffet and porch ceiling... should be done within a couple of weeks or so... electrician coming later this week to finish out all the electrical and hang ceiling fixtures...

if i get power within two weeks I have an outside shot of being in by Christmas.... recent 10 day delay due to inspector issues killed me, but all resolved... regardless, we'll have our first meal in the house with all the kids on Christmas...

some updated pixs... kitchen cabinets in work should be through on Monday, ordered granite countertops for cabinets and solid 3/4 in solid red oak flooring for all the rooms but the bathrooms , and I started framing around windows too (lower pix)... scheduled to get Electrical service and HVAC next Thursday YAHOO... all I need will be a finished bathroom and good bye FEMA Trailer... also finished the fascia and soffet on the exterior (used 26 gauge metal for fascia and bead board vinyl siding) ...

Hey Mr. and Mrs. P! Bet you guys are getting excited aren't you? I'm rooting for you to get in by Christmas. I'm really jealous of the kitchen cabinets,they are beautiful. You have made great progress in little over a year. We talked to friends of ours that lost their condo on Pensacola Beach to Ivan today,and they are hoping to be back in to their home by the end of the year or right aftern the first of the new year. It's hard to believe they have been out for over two years! Take care and keep us posted when you aren't too busy{it seems you have been lately!] MERRY CHRISTMAS

5 months ago when we stated we didn't even know where the tunnel was, and now we can see the light shinning pretty bright at the end...

One other feature that I added to help survive another storm is that I had my foam contractor, who sprayed 3-4 inches of dense foam over my sheet rock ceilings, spray the foam to the rafter sheathing joints and to all the plywood sheathing seams. This strengthens the roof 2 to 4 times over nails alone and can reduce water intrusion by approximately 99%... in Florida I heard you can get even get a discount on your home insurance policy... you can find out more about this application by goggling for "foamseal hurricane adhesive"... I actually had this done before I even found out about the information on the internet... it just made so much sense to me to do it...

So my roof has 5/8 in plywood decking, nailed with ring shank nails, add copious amounts of glued, then covered with 30 # tar paper, then 1X4 firring, that covered with a insulating foil, then 26 gauge metal roofing with a plethora of screws... and every joint underneath the sheathing sealing with dense foam, so even if I lose some metal roofs panels, as long as I keep the plywood on I should have minimal water intrusion... at least that's what I hope happens... only the next storm will tell, and what an interesting story that might be... what more can a poor man do...

last night it got down to 26 degrees on the coast... my new house only got down to 52 degrees and it has NO POWER ...

Hi cag, thanks and I wish you a wonderful holidays as well..

we'll have our Christmas meal in the great room for sure....

HVAC installed, electrical working, both showers and jacuzzi working... we can start taking long hot showers anytime we want now.... YAHOO... I'll finish the crown molding tomorrow.... hot water tank installed, cable installed in all the rooms and working.... getting my washer and dryer installed tomorrow... we'll get to wash at our house this weekend for the first time since Aug 29, 2005.... porch ceilings installed today... my son will be sleeping in the house on Friday night on an air matress while at home from law school... I probably will stay too... granite will be installed after christmas... still have some painting to complete and doors to hang... , 8 out of 13 windows framed should finish this weekend... flooring in mid January... we are so close we can taste it... the utility room is complete minus the door

some part of my family will be spending christmas in the house that's for sure... I'll probably spend Christmas eve in the house with my son just to say I was in the house for Christmas...
