Honestly think this track takes it to far north than west, Central Florida coast could be landfall. :(

I don't think that will happen now. Sorry.

Why not? People close on houses in the rain all of the time...

If there is a named storm within a certain area you cannot get insurance and you can't close.

Yes... but it's going to be very close and the TS force winds would affect the coast. That's just where they expect TS force winds in the next 24 hours...

Yeah, closing can occur in the rain, unless you are purchasing a tent in which case you will get wet, the papers wet......

Seriously, for Palm Beach County, according to the forecast track, we are almost finished with this system as it will pull NNW away from us.
Besides, by Friday it will be LONG gone.
Might be by late tomorrow and if it intensifies rapidly; by tonight.

The NAM has a good initialization this morning. It drifts the depression north and strengthens it through 84 hours.

84 hour position is several hundred miles(~300) NE of Cape Canaveral.

Yes and the area designated by insurance companies is bigger than most think. It doesn't matter whether the storm is headed for you or not. If it's anywhere in the box and insurance is not secured beforehand, you won't close on time.

That looks like an awfully long time over warm water. That combined with anti cyclone forming over the top make this a scary situation.

? here - they are saying it is stationary and unsure of movement - now why would the palm beach county area not be under at least a TS watch?

That's not so much a "cone of uncertainty" as a "blob of uncertainty."
