Once again our home in Hattiesburg has been damaged. This time it was wind driven rain. We got a call from the property management company advising extensive repairs required. So I loaded up and went down to see.
A drip edge on the roof line blew off exposing the roof sheathing planks (not plywood). The water found it's way inside which unfortunately happened to be in the bathroom behind the tub surround and into the linen closet. The sheetrock is literally falling off the wall. Once again waiting on the insurance adjuster.
This is the same home that was heavily damaged during Katrina by treefall. Which will never happen again as all the trees are gone. The home has gone through a complete restoration. Now we get to do one of the bathrooms again.
The home has 2 large bedrooms with 2 full baths adjoining each bedroom. Formal dining room, living room, nice kitchen....all new appliances, laundry room, big deck. Carpet and ceramic tile throughout. And best yet.....walking distance to USM campus.
Attention investors. Rate of return on the property is 12%. We plan to sell. PM me for details.
