Those posts reference the "Maximum Potential Hurricane Intensity". It's statistically correct but not in all cases. It's ideally modelled and subject to error - as are all such things. Use it to place bets and you'll win most of the time.
It's not only the sea temps. Those alone can support a category 5. Plus, conditions may have changed since the calculation was performed.
